"$40.5M Sale of Richardson Retail Center"

JAH Realty recently acquired the Richardson Heights Shopping Center for $40.5 million from Silver Star REIT. The center, situated at SWC of Belt Line and Central Expressway (US 75), was originally built in the early 1950s and is currently 79% leased.

The property spans approximately 16 acres and features over 200,000 square feet of retail, restaurants, and service tenants such as TJ Maxx, Alamo Drafthouse, Half Price Books,Skechers,and Phenix Salon Suites. Other notable tenants include Party City,McDonald’s,Birdcall,and more.

Plans are underway to revamp the shopping center with significant architectural enhancements,facade modifications,and upgrades to landscaping and lighting.Additionally,the focus will be on repositioning Richardson Heights within its submarket.This includes a marketing campaign aimed at attracting new anchor(s)for the remaining vacant box measuring30 ,000 square feet located in the middle of the shopping center.
