Banyan Street Capital Rebrands and Repositions Former Atlanta Financial Center as APEX Atlanta

Banyan Street Repositioning Former Atlanta Financing Center
CRE Market Beat Take
Converting part of this Buckhead office campus to live/work units introduces much-needed residential supply while hedging against pure office exposure in a low-delivery Atlanta cycle.

Banyan Street Capital has formally introduced APEX Atlanta, unveiling a new identity for the three-building Class A office campus formerly known as the Atlanta Financial Center in Atlanta’s Buckhead submarket. The rebranding is part of a broader repositioning strategy that recasts the 914,774-square-foot property as a multi-tower campus under a unified APEX Atlanta banner. The campus consists of three interconnected office towers in the heart of Buckhead, reflecting Banyan Street Capital’s effort to modernize and reprogram the site following its recent acquisition.

The company acquired the campus in July 2025 and has since launched a comprehensive repositioning and capital improvement program. The first phase of this effort is focused on APEX North, a 241,000-square-foot office tower fronting Peachtree Road. Banyan Street Capital has committed $4 million to transforming this portion of the campus, with the current scope centered on physical upgrades and enhancements to the building. Completion of the APEX North work is anticipated in February 2026, setting an early milestone for the multi-building strategy.

In parallel, Banyan Street Capital is advancing a change of use at APEX South, an approximately 284,000-square-foot office tower within the same campus. Working alongside a partner, the firm is pursuing a redevelopment of this building into live/work residences. The planned conversion is expected to deliver approximately 260 residential units, adding a housing component to what has historically been a purely office property. This move introduces a residential element into a location long associated with institutional office space.

The residential delivery at APEX South is planned against the backdrop of limited new housing supply in the broader Atlanta market. According to the project team, the city is currently experiencing the lowest level of new residential deliveries since 2016, positioning the roughly 260 planned units as incremental supply in a constrained pipeline environment. The live/work orientation is designed to integrate residential uses within a formerly single-use office campus while retaining the balance of the property as office.

Newmark has been engaged as the exclusive leasing agent for the office components of APEX Atlanta. The Newmark team of Craig Kalinowski, Brad Kirschner and Stewart Thrash is leading leasing efforts on behalf of Banyan Street Capital, marketing the repositioned office space to tenants while the redevelopment plans for APEX South move forward. Together, the rebranding, capital improvements and partial office-to-residential conversion mark a significant evolution for the former Atlanta Financial Center under its new APEX Atlanta identity.
