Stockdale Capital Partners has recently acquired 1401 Philomena @ Mueller, a 130,000-square-foot medical office building located in Austin. The property was sold by Gemdale USA and was completed in 2023 on a 1.7-acre lot. According to Commercial Edge, the construction of the five-story building was funded by a $35 million loan from BMO Bank in 2021. STG Design served as the architect for this project while Rogers-O’Brien Construction acted as the general contractor.
The tenants at this healthcare center include GROW Pediatrics and Adolescent Medicine among others. Situated at Mueller Austin, which is a master-planned community spanning over 700 acres, this urban village is part of the redevelopment plan for Robert Mueller Municipal Airport.
Conveniently located next to Dell Children’s Medical Center with easy access to Interstate-35 and less than five miles away from downtown Austin; other notable medical facilities nearby include Austin Emergency Center, CommUnity Care: David Powell Health Center and St.David’s Medical Center.
