The grand opening of Good Shepherd House, a partnership between the Low Income Housing Institute (LIHI) and the Lutheran Church of the Good Shepherd, was recently celebrated. Located at 1415 22nd Avenue in Seattle’s Central Area, this seven-story building features 84 studio apartments along with a live-in staff unit and a three-bedroom apartment for church use.
Good Shepherd House is notable as it is the first project to utilize Seattle’s new Affordable Housing Ordinance on Religious Organization Land. This ordinance offers development bonuses for affordable housing on property owned by religious organizations. LIHI holds a long-term lease on the land from the church.
Funding for Good Shepherd House came from various sources including $8.3 million in capital funds from Seattle’s Office of Housing, operating support from HUD and JumpStart revenue provided by City funding streams such as Enterprise, Heritage Bank, State Housing Trust Fund,Washington State Housing Finance Commission,and Wyncote Foundation NW also contributed to this project success.The team behind this development included Walsh Construction serving as general contractor while Runberg Architecture Group handled design duties.
