**3L Real Estate to Invest $26.5M in One City Centre Residential Conversion**
3L Real Estate has announced plans to invest $26.5 million to convert the landmark One City Centre office building in downtown Houston into residential apartments and corporate suites. The 27-story, 780,000-square-foot building, located at 1021 Main Street, will begin construction in February 2026, with completion expected by December 2027.
The company has retained renowned architecture firm Gensler to design the project, which will include the creation of 553 apartment units. A portion of the units will be designated for short-term corporate housing to meet demand in the market.
According to a study by Downtown Houston+, One City Centre was identified as a prime candidate for office-to-residential conversion. The building scored highest among downtown properties due to its large floor plates, high vacancy rate, low rental costs for office space, ample parking availability, and direct connections to the downtown tunnel system.
As part of the redevelopment, 3L Real Estate intends to pursue a variety of tax incentives to help finance the conversion of One City Centre.
This project continues 3L’s national strategy of transforming underutilized office buildings. The firm has successfully executed more than a dozen office-to-residential conversions across the U.S., including recent projects in Dallas and Fort Worth.
