:3Coffee Roasters is expanding its Astoria footprint with a new retail lease at 30 Halletts Point, where the family-owned coffee brand has committed to a 1,232-square-foot space. The location, situated in the Halletts Point section of Astoria, Queens, is expected to open later this year and will become the company’s second shop in the neighborhood.
The lease with The Durst Organization also delivers the first retail component at 20 and 30 Halletts Point, a residential complex that opened last year with 647 apartments. The addition of ground-floor retail is intended to complement the residential community, bringing an on-site food and beverage option to building residents as well as nearby neighbors.
In a statement on the signing, Jody Durst, president of The Durst Organization, described Halletts Point as a growing community with notable views of Manhattan and Queens. He noted that as the neighborhood continues to evolve, the company is focusing on selecting retailers that add value for both residents and the broader area, and that :3Coffee Roasters aligns with that strategy.
:3Coffee Roasters was founded by Astoria residents Fabian Guzman and Andrea Gomez. The brand’s first location opened on Steinway Street in Astoria, establishing a local presence in the neighborhood. Building on that foundation, the company later expanded to the Flatiron District in Manhattan, where it further developed a following for its neighborhood-oriented approach and emphasis on high-quality offerings.
Leasing representation for the Halletts Point transaction involved multiple parties on the ownership side. The Durst Organization was represented in-house by Karen Rose and Eric Engelhardt, reflecting the firm’s direct involvement in its leasing activities. Additional representation for Durst came from KSR, with a team that included Zach Nathan, Mark Gallucci, and Hunter Lazan.
On the tenant side, :3Coffee Roasters was represented by Genaro Otero of Sinvin. The deal adds another local operator to the Astoria retail landscape and introduces a new retail offering to the 20 and 30 Halletts Point residential development, while reinforcing the coffee brand’s ties to the neighborhood where it was founded.
