A 178,594-square-foot retail center in Weslaco, Texas—a growing town near the southern border—has been sold.

The seller, Capcor Weslaco Ltd, was represented by Mark Witcher, Harrison Tye, and Jolie Duhon of CBRE’s National Retail Partners in Houston. The buyer in the transaction was Otima Investments, a real estate investment firm focused on retail properties.

The property, known as Valley Crossing, was 97% leased at the time of sale. Anchored by nationally recognized retailers including JC Penney, TJ Maxx, and Petco, the center boasts a solid tenant mix. It also benefits from proximity to major shadow anchors such as Walmart Supercenter, Lowe’s, Academy Sports, and H-E-B, adding to its consumer draw and market stability.

CBRE’s Mark Witcher noted, “The center’s proximity to cross-border traffic and the presence of key anchor tenants are expected to ensure a stable revenue stream for the foreseeable future.”

Strategically located at a key retail intersection, Valley Crossing is positioned for high visibility and accessibility. The shopping center attracts an estimated 11 million visitors annually, further enhancing its value in the competitive Rio Grande Valley retail market.
