Zscaler Inks 301,000-Square-Foot Sublease for New HQ in Santa Clara
Cybersecurity firm Zscaler has signed a 301,163-square-foot sublease at 4301 and 4401 Great America Parkway in Santa Clara, marking what is reportedly the largest leasing deal in the South Bay since 2023.
The twin buildings, each encompassing approximately 150,000 square feet, were originally leased by Airbnb in 2020 as a planned South Bay hub. However, Airbnb never occupied the space.
Newmark represented Zscaler in the transaction, with an interdisciplinary team led by Vice Chairman Mike Saign and Senior Managing Director Rich Hoyt. The new global headquarters is expected to open in the summer of 2026, with the sublease set to run through 2032.
“We are honored to continue our longstanding partnership with Zscaler to support their continued growth with this important project,” said Saign. “The location underscores Zscaler’s strategic vision to remain at the forefront of the cybersecurity industry while fostering a collaborative and innovative environment for its employees.”
