Ogilvie Partners has sold the Prospect Innovation Campus in Fort Collins, Colorado, to ZS Capital Partners in a $42 million industrial portfolio transaction. The multi-building campus totals 226,000 square feet of industrial, flex and research-and-development space, positioning it as a sizable asset within Northern Colorado’s Front Range industrial corridor.
The Prospect Innovation Campus consists of 11 buildings grouped into four identifiable sub-portfolios: Midpoint 3, River Center, Spring Creek and One Prospect. Together, these components provide a concentration of space in a single, well-situated campus setting, allowing the buyer to scale quickly in the Fort Collins industrial market.
ZS Capital Partners acquired the campus as part of its ongoing expansion strategy focused on industrial assets. The transaction marks the firm’s fifth industrial acquisition since late 2023 and is described as its largest investment to date. With this purchase, ZS Capital Partners increases its industrial footprint along Colorado’s Front Range to approximately 460,000 square feet, consolidating a meaningful presence in the region.
The campus was originally developed over multiple phases, with construction spanning from the late 1980s through the early 2000s. This period of development has produced a mix of building vintages and layouts, but the overall design continues to support contemporary industrial and flex requirements. The property offers a combination of small-bay industrial, flex and R&D configurations, appealing to users that need both office and warehouse components in a single location.
Prospect Innovation Campus is configured to accommodate a wide variety of tenants, with flexible suite layouts that can adapt to different space needs. The blend of office areas and warehouse space within the portfolio enables occupancy by companies requiring collaborative work environments alongside production, storage or research functions. This versatility is a key feature in markets where demand spans manufacturing, R&D and service-oriented industrial uses.
On the capital markets side, CBRE advised Ogilvie Partners in the sale of the Prospect Innovation Campus. The CBRE team representing the seller included Jeremy Ballenger, Tyler Carner, Patrick Devereaux, James Brady and Campbell Davis. Their role encompassed marketing the multi-building portfolio and managing the sale process to ZS Capital Partners.
The transaction underscores continued investor interest in industrial and flex assets in Northern Colorado’s Front Range. By acquiring an established, multi-building campus with a range of unit sizes and space types, ZS Capital Partners has secured a platform that can support a mix of industrial and research-oriented occupiers in the Fort Collins area.
