Affiliated Zilber Ltd. entities Zilber Residential Group and Homes by Towne have introduced Estia Roseville, a new rental community of cottage-style residences in Roseville, expanding housing options in the Greater Sacramento area. The project delivers 209 single-story apartment homes designed to blend the feel of detached housing with the conveniences of multifamily living.
The community recently marked its grand opening with a ribbon-cutting ceremony at the property, located at 6350 Baseline Rd. in Roseville. Local officials including Roseville Mayor Krista Bernasconi, members of the Roseville City Council, and other civic and community leaders were on hand to recognize the addition of the new neighborhood-scale development.
According to Zilber Residential Group, Estia Roseville is positioned to offer a hybrid living experience that combines the privacy and comfort typically associated with single-family homes with the scale, services, and maintenance profile of a professionally managed apartment community. The single-story format and cottage-style layout differentiate the project from conventional multifamily properties characterized by stacked two- and three-story walk-up buildings.
Mike King, director of residential investments for Zilber Residential Group, described the concept behind Estia Roseville as a response to how many residents increasingly prefer to live. He noted that the design focuses on a more private, home-like environment while maintaining the operational advantages and amenities framework of a rental community instead of a for-sale subdivision. This approach reflects the developer’s emphasis on aligning product design with evolving renter expectations around space, privacy, and maintenance obligations.
The community’s cottage-style units are intended to provide an alternative for residents who want the feel of a detached home without the responsibilities of ownership, such as exterior upkeep and yard maintenance, that typically come with traditional single-family housing. At the same time, the project is structured as part of a larger, professionally managed community, which can support a cohesive resident experience and shared services appropriate for a multifamily property.
By bringing 209 single-story rental homes to a location in Roseville that serves the Greater Sacramento region, Estia Roseville adds to the supply of non-traditional multifamily product in the market.
