JLL has successfully leased out Zero Irving, a newly constructed mixed-use building located at 124 E. 14th St. in the Union Square neighborhood of Manhattan. The firm secured a full-floor lease of 12,455 square feet with Senator Investment Group, an investment company established in 2008 that will be relocating from its current location at 510 Madison Ave in the first quarter of 2025.
This deal marks the final occupancy for the office tower which spans over270,000 square feet and was completed less than two years ago by RAL Development Services and JRE Partners (now known as Junius Real Estate Partners) through a competitive RFP process held by New York City Economic Development Corporation.
JLL’s Vice Chairman Mitchell Konsker along with Executive Managing Directors Benjamin Bass and Dan Turkewitz and Senior Vice Presidents Kristen Morgan and Carlee Palmer represented ownership during negotiations while CBRE’s Ben Friedland, Silvio Petrillo,and Joseph D’Apice acted on behalf of Senator Investment Group.
Bass commented on Zero Irving’s success stating “The project’s innovative approach to modern office space has resulted in exceptional leasing achievements.” He also praised ownership for their vision,determination,and efficient execution which led to securing top-notch tenants resultingin full occupancy for this impressive property.
