**Zenith IOS Acquires Two Industrial Properties in Chicago**
Zenith Industrial Outdoor Storage (Zenith IOS) has expanded its Midwest footprint with the acquisition of two industrial properties in the Chicago area. The newly acquired assets are located at 9809 Industrial Drive and 1400 Powis Road.
The acquisitions were sourced by Ikey Betesh of Meridian Capital Group, along with Frank Melchert and Stevan Arandjelovic of Cawley. The transactions closed in August and September 2025, underscoring Zenith’s continued commitment to investing in key manufacturing markets throughout the Midwest.
“Chicago’s industrial market continues to exhibit robust demand dynamics that support the Zenith investment thesis,” said Vinh Thai, Senior Vice President of Investments at Zenith. “The strategic location of these two assets, specifically their proximity to major intermodal terminals and interstate highways, positions us to capitalize on continued demand growth.”
In addition to the Chicago acquisitions, Zenith recently completed a state-of-the-art cold storage facility in Minneapolis. Developed as a build-to-suit project for Kemps, a farmer-owned brand of Dairy Farmers of America, the project was completed in partnership with general contractor Bainey & Co. The facility was transformed into a 40,000-square-foot cold storage and dairy distribution hub.
