**Zenith IOS Secures $120M in Loan Pools for 30 Industrial Outdoor Storage Assets**
A partnership between Brooklyn-based Zenith IOS and institutional investors advised by J.P. Morgan Asset Management has successfully completed the second and final tranche of a $120-million financing agreement with Washington Capital Management. The transaction includes two loan pools covering regional portfolios, comprising a total of 30 industrial outdoor storage (IOS) assets nationwide.
The financing was facilitated by Justin Horowitz of Cooper Horowitz, LLC, a family-owned capital advisory firm specializing in debt and equity placement across various real estate sectors.

The financed assets are geographically diversified across Zenith’s target markets, where strong IOS tenant demand aligns with a limited supply of infill properties.
