For investors, the project underscores how population growth corridors are capturing new neighborhood-scale office and retail absorption ahead of multifamily infill.

X Capital has launched the first phase of Melissa Park Village, a mixed-use project in the fast-growing community of Melissa, located just outside McKinney. According to reporting from the Dallas Business Journal, the development is intended to bring new retail and office options to the city, with the potential for residential uses in later phases.

Site and infrastructure work is underway on the 22-acre project, which is positioned at the northeast corner of State Highway 121 and Melissa Road. This initial phase will establish the core commercial components of the development and is expected to set the tone for future build-out across the remainder of the site.

The first phase program calls for 36,000 square feet of retail space split between two buildings. In addition, plans include a two-story, 23,000-square-foot building designed to combine office space with ground-floor retail, creating a small-format mixed-use environment intended to serve local businesses and neighborhood-serving tenants. The first buildings are scheduled for completion in 2027, providing a defined near-term delivery timeline for prospective occupiers.

Leasing for both the retail and office components is being handled by Weitzman, with Emilie Paulson, Maggie Hansen and Addison Gragson leading the assignment. Their role covers marketing and tenanting the planned retail space as well as the office space in the two-story building, positioning the project to attract a mix of service, food-and-beverage, and professional users as the area continues to add residents.

Beyond the initial commercial phase, the development team is also preparing for potential multifamily expansion within Melissa Park Village. Scott Smith and Corbin Tanenbaum are charged with marketing land parcels inside the project that could accommodate future apartment communities, although no specific unit counts, timelines or development partners for those residential components have been disclosed.

The broader market context for the project reflects Melissa’s rapid demographic growth. The city has been identified as the nation’s fourth-fastest-growing city, with its population increasing nearly 15% to more than 29,000 residents. That growth profile underpins demand for additional retail services and professional space, and it frames Melissa Park Village as part of the city’s ongoing shift from a primarily residential community toward a more balanced mix of uses.

While financial terms, capital structure and detailed phasing plans for subsequent stages of Melissa Park Village have not been released, the start of infrastructure work and the hiring of a dedicated leasing team indicate that X Capital is moving the first phase toward vertical development. The combination of new retail, office and potential multifamily components highlights how growth corridors around larger metros are adding mixed-use nodes to support expanding populations.
