Repositioning a former corporate campus into a 494-unit, amenity-rich community underscores ongoing capital rotation away from single-tenant office toward mixed-use multifamily in mature suburban nodes.

Related Group, PEBB Enterprises and BH Group have started work on Broken Sound Residences, a 494-home luxury residential community planned on the former Office Depot corporate campus in Boca Raton. The project represents the first major step in converting the legacy corporate site into a new mixed-use destination.

The development is designed to reposition the 28-acre property into a setting that combines housing with complementary commercial uses. Plans call for a blend of residences, retail space, wellness-oriented offerings and modern office space contained within a single, master-planned project.

Broken Sound Residences has been designed by MSA Architects, with construction led by Balfour Beatty. The team plans three distinct residential components within the community, though specific product types were not detailed in the current project description. The emphasis is on creating a high-end living environment supported by an expansive amenity program.

The community will feature more than 23,000 square feet of indoor amenities along with over half an acre of outdoor gathering areas. Outdoor offerings will include two pool decks, private cabanas, hot tubs, a cold plunge, a pavilion bar, outdoor grilling stations and multiple lounge areas intended for resident socializing and relaxation. In addition, the broader development will offer another pool and jacuzzi, as well as a resident wine lounge located nearby.

Interior amenity spaces at Broken Sound Residences are planned to include a hidden speakeasy-style lounge, a private dining room, a golf simulator, coworking lounges and resident clubrooms. A fitness center will also be incorporated into the building programming to support residents’ wellness needs.

An Equinox fitness campus has been identified as one of the first tenants at the development, adding a branded health and wellness component to the mixed-use environment. As work advances on Broken Sound Residences, the repositioning of the former Office Depot corporate campus is expected to continue, with this initial phase setting the tone for the site’s broader evolution.
