**WinnCompanies Transforms Historic North Carolina Mill into Affordable Housing**

WinnCompanies has completed its first adaptive reuse project in North Carolina, delivering a $36 million residential redevelopment that brings new life to a long-vacant historic textile mill in Bessemer City. The Lofts at Osage Mill, located just 30 minutes from Charlotte, offers 139 affordable apartments within the restored 127-year-old structure.

The ambitious redevelopment preserved the mill’s original exterior and historic architectural features while creating modern living spaces. The project includes 12 three-bedroom units, 77 two-bedroom units, and 50 one-bedroom units, all designated for households earning up to 60% of the Area Median Income.

The Lofts at Osage Mill also boasts a wide range of contemporary amenities, including a resident lounge, business center, fitness facility, and secure storage areas. New skylights brighten the interior atriums with natural light, and outdoor amenities such as seating areas, picnic spaces, and a playground enhance the community environment. The property includes 244 parking spaces, with 20 spaces reserved for persons with disabilities.

This development marks a significant milestone for WinnCompanies as it merges historic preservation with much-needed affordable housing in the greater Charlotte region.
