"Wigeon Capital Sells Three Raleigh-Area Warehouses for $47 Million"

Wigeon Capital has successfully sold Greenfield 27, a premier industrial park located in Garner, North Carolina. The three-building complex spans over 260,000 square feet and is classified as Class A. Cushman & Wakefield and NAI Tri Properties expertly negotiated the transaction on behalf of the seller and developer.

Greenfield 27 comprises of Building 1 at 600 S. Greenfield Parkway, along with Buildings 2 and 3 at addresses of
4101 Waterfield Drive and
4501 Waterfiled Drive respectively.
All three buildings were completed in the year2023.

The esteemed Wake County Board of Alcoholic Beverage Control acquired Building for $27.5 million while Foxfied Real Estate purchased Buildings two (57,600 square feet)and three (44,800 square feet) for a combined price tagof $19.8 million according to CommercialEdge reports.Principle Financial Group provided an acquisition loan worth $11.8 million with maturity set for2028.

Furthermore,the entire industrial complex is currently fully leased out to tenants.Cushman &Wakefields Net Lease Group team consistingof Christopher Sheldon,Doug Longyear,and Andy Bogardus spearheadedthe sale process while Jimmy Barnes from NAI Tri Properties also played a key rolein both transactions.
