South Florida-based Affiliated Development and the City of West Palm Beach have partnered to further The Spruce, an eight-story, 270-unit apartment building with garage parking and a ground floor cafe. The West Palm Beach City Commission granted approval for special site plan review and approved an agreement for workforce housing incentives. Eighty of the project’s 270 units will be restricted at 100% Area Median Income (AMI), with 10 being restricted at 80% AMI. In return, the developer will receive $2.5 million in grant proceeds over a three year period as well as fee waivers and reductions offered by the department.
Nick Rojo, President of Affiliated Development commented “We are committed to addressing South Florida’s workforce housing crisis through this public private partnership development between us and the city.” He continued “With increasing numbers of new residents flocking into West Palm Beach it is more important than ever that we build these types of projects”. Construction on The Spruce is expected to commence this fall making it their second public private partnership development in South Florida .
