Welltower, a real estate investment trust based in Toledo, Ohio, has acquired two neighboring senior living communities in Lexington, Massachusetts, for a combined total of $140 million. The properties were developed by National Development in partnership with EPOCH Senior Living, based in Waltham, MA.
The larger of the two communities, Waterstone of Lexington, spans 221,000 square feet and was acquired for $119 million. The second property, Bridges by EPOCH at Lexington, measures 45,000 square feet and was purchased for $21 million.
Both senior living facilities opened in 2022 and are situated adjacent to the northern end of the Belmont Country Club. According to the Boston Business Journal, the land was previously undeveloped before National Development’s acquisition in 2020 for $14 million.
With the addition of these two Lexington properties, Welltower expands its already substantial presence in Massachusetts, where it owns over two dozen senior housing communities. Nationwide, the REIT holds a portfolio of more than 2,000 senior and wellness housing assets.
