“Welcome Starbucks to the Upper West Side: Get Ready for Your Grande Frappuccino!”

Starbucks recently signed a 2,061-square-foot lease for a portion of the ground floor retail space at 2360 Broadway in Manhattan’s Upper West Side. Newmark brokers Ross Kaplan, Jason Pruger and Harrison Abramowitz represented the landlord Extell Development on this transaction. With Starbucks now occupying part of the luxury condominium property, only one retail space remains available.

Q3 2022 research from Newmark showed that Manhattan’s Upper West Side submarket had an 8.1% availability rate –the lowest among all submarkets– indicating strong fundamentals in this area of town.
