Watertown Life Sciences Property Secures $94M Refinancing from Clarion

JLL Capital Markets has successfully secured a $94 million refinancing for LINX, a premier Class A life sciences building in Watertown, MA. The 185,015-square-foot property was financed through Société Générale by a JLL team led by Riaz Cassum, Amy Lousararian and Robyn King on behalf of Clarion Partners.

Despite recent challenges in the life sciences market, LINX’s location in Watertown’s East End remains an important hub for this industry. According to Cassum: “The ongoing investment and redevelopment efforts from major institutional investors nearby further solidify this submarket as a prominent player on the national stage for life sciences.”

LINX was completed in 2018 and is situated at 490 Arsenal Way. It boasts full occupancy with three tenants: C4 Therapeutics, Addgene and Tectonic Therapeutic. Additionally, it is conveniently located near Arsenal Yards – an exciting mixed-use development that transformed the former Arsenal Mall – as well as being adjacent to the popular Target-anchored Watertown Mall.

This successful refinancing deal highlights Clarion Partners’ continued commitment to investing in top-quality properties within thriving markets like Watertown’s East End.
