**Waterton Acquires 522-Unit Apartment Community in Woodland Hills**

Chicago-based real estate investment and operating firm Waterton has acquired the AMLI Warner Center apartments, a 522-unit wrap-style community located at 21200 Kittridge Street in the Woodland Hills neighborhood of the San Fernando Valley. The gated property will be rebranded as The Kitt at Warner Center.

Originally built in 2007, The Kitt at Warner Center offers low relative density, making it an ideal candidate for Waterton’s value-add program. The acquisition increases the firm’s total multifamily holdings in the Los Angeles area to 3,316 units.

“The physical condition of the community presents an opportunity to execute a value-add program within the residences and common areas, allowing The Kitt at Warner Center to better compete with newer product in the market,” said Kol Rath, Vice President of Acquisitions at Waterton.

Positioned within the Warner Center master-planned community, the property offers residents convenient access to major transportation routes, including Route 101 and the De Soto/Kittridge Metro Orange Line station. The Warner Center area also provides a mix of residential, commercial, and recreational amenities, supporting a live-work-play lifestyle.
