Waterton has expanded its multifamily portfolio with the acquisition of City Walk at Woodbury, a 453-unit rental community located in Woodbury, Minnesota. The property gives the investor control of a sizable suburban asset that combines residential space with on-site retail and structured parking.
City Walk at Woodbury is designed as a wrap-style community centered around structured parking, and is made up of two four-story residential buildings. Residents have access to heated indoor parking garages and a community clubhouse, while the site also incorporates 24,000 square feet of ground-level retail space that brings additional services and activity to the property.
The community was delivered in two phases, with initial construction completed in 2005 and a second phase added in 2011. Across its 453 units, City Walk at Woodbury offers relatively large floor plans in a mix of one-, two- and three-bedroom layouts, providing options for a range of household sizes within the same community.
Following the acquisition, Waterton plans to implement a targeted value-add program throughout the property. The business plan focuses on upgrading the rental residences along with interior corridors and common areas, aiming to refresh the overall resident experience. Planned unit-level improvements include updates such as new or refinished cabinets, modernized hardware, and upgraded lighting fixtures.
Additional residential enhancements may extend to new appliances, countertops, plumbing fixtures, flooring and fresh paint, applied on an as-needed basis to align with unit condition and market expectations. The targeted scope indicates a selective renovation strategy rather than a full-scale repositioning, allowing work to be tailored to specific homes and shared spaces that will benefit most from upgrades.
City Walk at Woodbury is served by the Stillwater Public School District, which is described as highly regarded and is likely to be a consideration for residents with school-age children. The community also benefits from proximity to a range of retail, dining and entertainment options, supporting a convenient, amenity-rich living environment for residents.
Outdoor recreation is another component of the property’s location advantages. Nearby destinations include Lake Elmo Park Preserve, Powers Lake Park and Lake St. Croix, offering access to open space, trails and water-based activities within a short drive of the multifamily community.
Through this acquisition and planned value-add program, Waterton is positioning City Walk at Woodbury for refreshed appeal within the Woodbury rental market while maintaining its existing scale and mixed-use character.
