Warby Parker is preparing to open a new store at the Virginia Gateway shopping center in Gainesville, marking the eyewear brand’s 14th location in Virginia. The forthcoming store will expand the retailer’s brick-and-mortar presence in the state within a large, established open-air shopping destination.

Virginia Gateway is described as an approximately 660,000-square-foot, regionally dominant retail center positioned at the intersection of Routes 66 and 29 in Gainesville. The center serves as a major shopping hub for the surrounding area, combining big-box anchors with a broad mix of smaller-format tenants across the property.

The retail lineup at Virginia Gateway includes anchor tenants Giant, HomeGoods, Ulta Beauty, and Total Wine, underscoring the center’s focus on national and regional brands. In addition to these anchors, the property contains approximately 300,000 square feet of space occupied by small-shop tenants, contributing to a varied merchandising mix.

Federal Realty Investment Trust owns Virginia Gateway. The real estate investment trust acquired the 110-acre mixed-use property in 2024 in a transaction reported at $215 million. The ownership structure positions the center within a larger institutional portfolio of retail assets.

The new Warby Parker store at Virginia Gateway will carry the brand’s full collection of optical glasses and sunglasses. The retailer also plans to feature its spring releases at this location, aligning the opening with its latest product offerings. Beyond eyewear frames, the store will offer third-party contact lenses and accessories, maintaining the company’s multi-category approach within the vision care and eyewear segment.

The store will be located at 13949 Promenade Commons St. within the Virginia Gateway complex. By adding a store at this address in Gainesville, Warby Parker is extending its reach in Virginia while joining an established roster of national retailers at a large-scale suburban shopping center.
