Walton Global has completed the sale of about 48 acres within the Ladysmith Village master-planned community in Ruther Glen, Virginia, transferring 110 finished residential lots to land developer S7 Real Estate. S7 Real Estate plans to sell the finished lots to D.R. Horton for the development of new single-family homes, extending the residential buildout of the community.
The latest transaction represents the second land sale Walton Global has executed within Ladysmith Village. According to the company, it advances a long-term vision for a neighborhood-scale project in what it describes as one of Virginia’s fastest-growing residential corridors. The community is situated along the broader Richmond-to-Washington growth axis, where Walton Global notes that housing demand remains strong.
The 110 finished lots involved in this sale are slated to be developed by D.R. Horton as single-family homes, further adding to the community’s planned residential inventory. While specific home designs, price points or delivery timelines were not detailed, the deal underscores continued interest from national homebuilders in this corridor.
This most recent sale follows Walton Global’s earlier disposition of 152 residential lots within Ladysmith Village. Taken together, the two sales contribute to the ongoing buildout of the 605-acre master-planned community. Walton Global indicated that these transactions are part of a coordinated effort to work with established builders to bring additional housing supply to a corridor where household growth and demand for new homes are characterized as robust.
Michael Slavotinek, Executive Vice President of Real Estate at Walton Global, stated that as growth continues along the Richmond-to-Washington corridor, the firm is working with trusted builders to help deliver new housing in a market where demand remains strong. His comments frame the Ladysmith Village activity as aligned with broader demographic and housing trends along this route.
Neither Walton Global nor the other parties disclosed pricing or other financial terms of the transaction. Details such as the development timeline for the new homes, projected absorption, or specific infrastructure milestones within the 605-acre master-planned community were not provided. However, the repeat land sales within Ladysmith Village highlight a pattern of ongoing residential lot activity and continued momentum for new single-family development in Ruther Glen.
