Walmart Inc. has purchased a large commercial parcel at Houghton Town Center in southeast Tucson, where it intends to develop a new Supercenter. The retailer acquired approximately 33.23 acres of commercial land for $6.99 million, with the future store planned at more than 170,000 square feet. The seller, Diamond Ventures, completed the disposition to Walmart as the company moves forward with expanding its presence in the area.
The new Supercenter is slated for 10052 E. Old Vail Road, within the Houghton Town Center retail node. The site is near Walmart’s existing store at the intersection of Houghton and Old Vail roads, positioning the new development within the same trade area as the current location. Construction on the new store is expected to begin during the first quarter of 2027, establishing a multi-year development timeline from land acquisition through project delivery.
Walmart’s existing store near Houghton and Old Vail roads is owned by the retailer and will continue operating while the new Supercenter is under construction. The company plans to keep the current location open until the new facility is launched, maintaining continuity of operations and customer access in the southeast Tucson market. This approach allows Walmart to transition activity to the new store once it is completed without an interim service gap.
Following Walmart’s move into the new Supercenter, the retailer is expected to vacate the current building near Houghton and Old Vail roads. The existing facility is then expected to be repositioned and leased to two or three retailers, according to the information provided. While specific tenants have not been identified, the plan indicates the property will shift from a single-tenant format to a multi-tenant retail configuration once Walmart departs.
Diamond Ventures was represented in the land sale by Shannon Murphy with CBRE, who acted on behalf of the seller in the transaction. The involvement of a national brokerage underscores the institutional nature of the asset and the scale of the planned Supercenter project. Beyond Walmart’s planned store, Houghton Town Center already includes national retailers such as The Home Depot, T.J. Maxx, Ross and Petco as tenants, reflecting a concentration of established retail brands at the site.
The development of a new Walmart Supercenter alongside an existing roster of large-format retailers reinforces Houghton Town Center’s role as a key shopping destination in southeast Tucson. The combination of a new build-to-suit store for Walmart and the anticipated multi-tenant reuse of the existing building is expected to increase overall retail density in the immediate area.
