Walmart’s land acquisition, alongside prior sales to Lowe’s, underscores rising big-box demand for entitled pads within master-planned residential communities, supporting long-term retail absorption in Westlake’s commercial corridor.

A homebuilder in Westlake has sold a 24-acre site to Walmart for $11.68 million, paving the way for a new large-format retail development in the town. Walmart plans to construct an 188,779-square-foot superstore on the property, designed to offer a range of services and merchandise under one roof.

The planned Walmart superstore will include a pharmacy, garden center, automotive center and gas station, positioning the property as a full-service retail destination for the surrounding community. The site is located at 5253 Seminole Pratt Whitney Road, an address that sits within Westlake’s growing commercial and residential corridor.

Minto, the seller of the land, is an established homebuilding, development, property management and investment management company. The firm has been in operation for 70 years and has built more than 100,000 homes over its history. In Westlake, Minto is currently developing a 6,000-unit subdivision, underscoring the scale of residential growth underway in the area.

In addition to the Walmart transaction, Minto recently sold a lot in Westlake to Lowe’s, adding another national retailer to the town’s commercial lineup. According to reporting from the South Florida Business Journal, Minto has sold roughly half of the 2.2 million square feet of approved commercial development in Westlake to date, and the company has another large outparcel that it plans to bring to market in the near future.

Westlake is located about 10 minutes west of Palm Beach, which positions it within reach of a broader regional shopper base while serving the daily needs of local residents. As the master-planned community and its commercial components continue to build out, national brands are establishing a presence alongside existing retailers and service providers.

The current tenant mix in Westlake already includes a range of national and regional operators, such as Publix, Starbucks, Chipotle, Orange Theory Fitness, The Habit Burger Grill, Taco Bell and KFC. The addition of a Walmart superstore, together with a planned Lowe’s location, would further expand the town’s retail offerings and consolidate essential goods, services and dining options in a single, master-planned setting.

Minto’s role as both the master developer of the 6,000-unit residential community and the seller of entitled commercial parcels highlights the integrated nature of Westlake’s growth strategy, which combines large-scale housing with a diverse commercial base anchored by major retailers.
