The hospitality sector in the U.S. is increasingly experiencing a split in performance. While mainstream hotels face slower demand from both domestic and international travelers, the luxury market is thriving.

In a recent Walker Webcast held on December 17, Willy Walker, Chairman and CEO of Walker & Dunlop, sat down with Jeffrey Soffer, CEO of Fontainebleau Development, for an in-depth conversation. The 40-minute discussion covered key topics such as the long-anticipated opening of Fontainebleau Las Vegas, continued investments in Fontainebleau Miami Beach, and Soffer’s personal connection with NFL legend Tom Brady.

### Las Vegas: Evolving Revenue Streams and High-End Resilience

When discussing Fontainebleau Las Vegas, Soffer highlighted fundamental shifts in revenue sources for luxury resorts. “Years ago, about 60% of our hospitality revenue came from gaming. Now, it’s closer to 25%,” he noted. This diversification reflects broader market changes and Fontainebleau’s unique positioning in catering to luxury clientele.

Las Vegas has witnessed dramatic population growth, expanding from 700,000 residents in the 1990s to 2.8 million today. Soffer noted that this rise, combined with increasing corporate interest in the metro, creates a unique environment for upscale developments. “We’re delivering a level of luxury that’s unmatched, and the quality of what we have to offer is likely the best in the market.”

Despite increased visibility in gaming and events, Soffer emphasized the importance of the “average” guest. Delivering consistent, personalized service and fostering loyalty are key to Fontainebleau’s success, operators find. Being a private company, Soffer said, allows them to bypass corporate red tape and make fast, guest-centric decisions.

“A great host is just as important,” Soffer said. “They are crucial in bringing clients in, providing a premier experience, and ensuring satisfaction.”

As for current challenges in Vegas hospitality, Soffer acknowledged market softness — but mainly on the lower end. “High-end resorts are still doing well,” he emphasized.

### South Florida: A Mixed Outlook with Future Upside

Turning to South Florida, Soffer noted that 2025 has been slower than expected. A softer summer and economic sluggishness in the region contributed to the dip. However, he remains optimistic. “I think next summer will be much stronger, especially with the World Cup,” he said. “Group bookings are growing, and that’s vital for our operations.”

The high-end condominium market remains strong, though not without its caveats. “In secondary areas where they’re trying to sell at $1,500 to $2,000 per square foot, it’s moving slower,” Soffer pointed out.

When asked about the effect of Starwood Capital Group and Citadel relocating to the region, Soffer recognized the positive impact. “These types of moves bring in more jobs, better-paying roles, and high-income earners, which helps the entire market.”

Addressing environmental concerns, including hurricanes and flooding, Soffer shared that measures like elevated seawalls and modern pumping systems are helping mitigate risks. “My gut tells me they’ll continue to improve on that. Every region has its pros and cons,” he added.

On the insurance front, he noted a decline in costs and cited that many companies maintain their own coverage strategies.

### Looking Ahead: Technology and Efficiency

Soffer offered his outlook for the hospitality industry’s next five years in a single word: efficiencies.

“AI is going to change a lot of how we operate hotels,” he predicted, hinting at a future shaped by technology improving operations, guest engagement, and service delivery.
