W Properties is advancing its multifamily pipeline in Melissa, Texas, with plans for a new garden-style apartment community adjacent to its existing build-to-rent neighborhood. The company intends to develop a 252-unit project on roughly 12 acres next to Everbloom, its 343-unit build-to-rent community in the same city.
The planned property is described as a garden-style multifamily community, differentiating it from the nearby build-to-rent homes already delivered by W Properties at Everbloom. By locating the two assets side by side, the firm is concentrating multiple residential formats within a single pocket of Melissa while keeping the build-to-rent and garden-style offerings distinct.
According to the company, this new phase represents a deliberate shift in product type at a time when the garden-style apartment sector across North Texas is still working through elevated supply and concessions. That backdrop has weighed on many conventional multifamily properties, and W Properties is positioning its next development to account for those conditions rather than simply replicating its existing build-to-rent format.
In parallel with the project announcement, the company pointed to broader multifamily development trends across Texas. Multifamily permitting activity across the state’s five major metropolitan areas has declined by more than half from its peak in 2023. Even as new permits have slowed, the Dallas-Fort Worth region continues to work through a sizable pipeline of multifamily projects that are already under construction and moving toward delivery.
Andrew Welker of W Properties emphasized that build-to-rent communities and garden-style apartments serve as distinct product types for the firm. He noted that the company would not have launched a garden-style initiative in the same environment that supported the earlier build-to-rent project, underscoring the importance of matching product selection to prevailing market dynamics.
Welker added that W Properties expects to begin vertical construction on the new Melissa garden-style community by mid-2027. Based on that schedule, the company is targeting an early 2029 leasing season for the property. W Properties believes that by that point, the supply pressures currently affecting the North Texas garden-style apartment segment will look materially different from today’s conditions, aligning the project’s delivery with a later phase of the regional supply cycle.
Together, the 343-unit Everbloom build-to-rent community and the planned 252-unit garden-style project will significantly expand W Properties presence in Melissa. The company’s decision to sequence the two developments over time reflects an effort to adapt to shifting supply trends and to stage new inventory with an eye on when the broader market may have absorbed a substantial portion of the existing construction pipeline.
