Vista Sale Drives Owner-User Trend in San Diego County

2440 Grand, LLC recently acquired a 14,973-square-foot industrial building situated on 2.09 acres in Vista for $4.24 million. The new owners plan to utilize the space to expand their commercial kitchen operations and support local venues in San Diego.

The seller, Spencer Industries, LLC – a local manufacturer of board game organizers and accessories – was represented by JLL’s Chris Baumgart while Billy Long Real Estate Group represented the buyer.

According to Baumgart, this sale is indicative of the ongoing demand for well-located and functional freestanding industrial buildings suitable for owner-users throughout San Diego County. He also noted that 2440 Grand Ave.’s design as a multi-tenant building allows for flexibility in occupancy or rental options. Additionally, its fenced loading area adds further appeal with regards to utility and safety compared to other similarly sized properties.

This recent transaction highlights the growing trend of owner-user purchases within San Diego County’s commercial real estate market.
