Vista Residential Partners has closed a construction loan to develop Highline Vista, a new 172-unit multifamily community planned for Littleton. The four-story project is slated for 16 W. Dry Creek Circle and will add a mix of rental housing options to the local market once complete.
According to reporting from the Denver Business Journal, Vista Residential secured a $40.4 million construction loan from Nationwide Mutual Insurance Co. to advance the development. Prior to lining up the financing, the company assembled the site through the purchase of two separate parcels, with combined acquisition costs of approximately $3.905 million.
Highline Vista is planned as a four-story residential building offering studio, one-, two-, and three-bedroom apartments. The project is designed with an average unit size of about 899 square feet, reflecting a focus on traditional apartment layouts rather than micro-units. With 172 residences, the community will contribute meaningful additional rental inventory in the immediate area once it delivers.
The planned amenity package for Highline Vista is extensive. The development will feature a 3,500-square-foot clubhouse that will house both fitness and business centers, providing residents with on-site wellness and work-focused spaces. Outdoor amenities are expected to include a resort-style swimming pool with cabanas and grilling stations, as well as multiple outdoor amenity pavilions and a community park, positioning the property as a full-amenity offering within the Littleton multifamily landscape.
Project timelines call for vertical construction to begin in August 2026. Vista Residential anticipates delivering the first residences by mid-2027, with full project completion targeted for late 2027. These milestones outline a clear development schedule for both the sponsor and lender as the project moves from financing into active construction.
Design responsibilities for Highline Vista are being handled by Rosemann Architects, which is leading the architectural planning for the community. Apex Multifamily Construction has been engaged as the general contractor and will oversee execution of the vertical construction phase. Together with Nationwide Mutual Insurance Co. as the construction lender, these parties round out the core team behind the Highline Vista development in Littleton.
