**VanTrust Breaks Ground on 511K SF Industrial Development in McKinney**
VanTrust Real Estate has officially announced the commencement of Phase 1 construction at 121 Commerce Park in McKinney, Texas. This initial phase will bring more than 511,000 square feet of Class A speculative industrial space to market. Located on a 42-acre site at the northwest corner of Tina Drive and State Highway 121, the development is strategically positioned for regional distribution and industrial users.
Phase 1 will feature two buildings: Building A will span 241,561 square feet, while Building B will cover 269,641 square feet. Both will offer flexible configurations, allowing for single- or multi-tenant occupancy with customizable office build-outs to suit tenant needs. Groundbreaking is expected in the second quarter of 2026, with project completion targeted for the second quarter of 2027.
A second phase is also in the pipeline and will add approximately 250,000 square feet of space, available for build-to-suit opportunities. Construction on Phase 2 is scheduled to begin shortly after the delivery of Phase 1.
JLL brokers Kurt Griffin, Nathan Orbin, Dalton Knipe, and Weston King have been tapped to handle leasing for the park. Development partners for the project include Evans General Contractors, GSR Andrade Architects, and Kimley-Horn.
