**Valore Ventures Acquires Site for Chico’s First Chick-fil-A**
Valore Ventures, a Beverly Hills-based real estate investment firm, has acquired a 1.5-acre development-ready parcel located at 2018 Forest Avenue in Chico, California. The firm has secured a long-term ground lease with Chick-fil-A to open the restaurant brand’s first location in the city.
Strategically positioned along one of Northern California’s fastest-growing retail corridors, the site lies between a Target-anchored and a Walmart-anchored shopping center. Its close proximity to California State University, Chico further enhances its visibility and access to a strong local customer base.

Chick-fil-A is planning to begin construction early next year on a dual-lane drive-thru quick-service restaurant, with a projected opening date of May 2026.
The transaction was facilitated by Blair Wheatley of Cushman & Wakefield and Geoff Mullen, formerly of CBRE, who represented the seller. Mike Tohikian of Hot Spot Properties represented Valore Ventures in the acquisition.
