A 440,000-SF contiguous retail program at BKX signals that sponsors still see value in assembling large-format, experiential retail footprints in core urban corridors despite sector headwinds.

United American Land, in partnership with The Jackson Group and Dreamscape Retail & Entertainment, has introduced plans for BKX, a large-scale retail redevelopment at 422 Fulton St. in Brooklyn. The project will transform the former Macy’s building into what the partners describe as one of New York City’s largest and most ambitious new retail destinations.

According to the development team, BKX will encompass approximately 440,000 square feet arranged across five levels. The scale of the project is expected to create the largest contiguous block of retail space currently available in New York City, positioning the building to accommodate expansive concepts that require substantial floor plates.

The partners have outlined a program that centers on flagship retail, immersive entertainment, hospitality and experiential offerings. By concentrating these uses in a single property, the team aims to create a cohesive environment where retailers and entertainment operators can deliver large-format, high-impact concepts that benefit from both vertical and horizontal connectivity across the building’s floors.

Albert Laboz, principal of United American Land, said the partnership viewed the acquisition of the former Macy’s property as a chance to rethink a well-known New York City site. He noted that the goal is not a conventional retail repositioning, but rather a comprehensive reimagining tailored to current consumer behavior.

Laboz explained that the vision for BKX is to establish a destination that brings together entertainment, dining, retail and community uses within a single roofline. The intent is to reflect how visitors prefer to spend their time by offering multiple experiences in one location, ranging from shopping to social and leisure activities.

By repurposing an iconic department store property into a multi-level, multi-concept destination, the partnership plans to leverage the building’s scale to accommodate contemporary retail and entertainment formats. The project is being framed as a next-generation retail environment within New York City, with the partners emphasizing both the size of the contiguous space and the focus on experiential and hospitality-driven concepts as defining features of the BKX redevelopment.
