Marcus & Millichap recently completed the sale of Shore Drive Apartments, a multifamily property located in Winthrop, MA. The 71-unit complex was sold for $10,750,000 and is set to undergo reconstruction after sustaining fire damage last year. Plans have been developed to add 27 new units to the property, bringing the total unit count up to 98 upon completion.
The sale was facilitated by SVPs Evan Griffith and Tony Pepdjonovic and associate Will Sanborn at Marcus & Millichap’s Boston office on behalf of the seller. The team also successfully procured a buyer for the property. Shore Drive Apartments is situated at 91 Veterans Rd., offering studio, one-, and two-bedroom apartments.
According to Pepdjonovic: “Shore Drive Apartments presents an exceptional opportunity for investors with its vacant units and approved plan for additional units on site.” Griffith added that this transaction marks Winthrop’s first deal involving over 50 units in more than two decades. This resulted in high interest from potential buyers with over fifty tours conducted on-site as well as multiple offers received.
Griffith further noted: “The prime location of this property just outside downtown Boston makes it an attractive investment opportunity due to its convenient access to city amenities while still providing residents with a peaceful ocean view.”Solved

Sounds like you may be having hardware issues or maybe even bad media? Are you using Windows Server 2003 R2? If so, you may want to try the install without using the “R2” media. I have seen this cause problems in some cases.
I would also check your hardware for compatibility with Windows Server 2003. Make sure that all of your hardware is on Microsoft’s HCL (Hardware Compatibility List).
If you are still having issues after checking these things, please post back and let us know what kind of server or computer system you are trying to install onto (make/model), as well as any other details about it that might be helpful.
Hope this helps!

A new study has revealed that the number of people who have died from drug overdoses in the United States has risen by 30 percent in just one year.
The report, which was published on Wednesday, found that there were more than 93,000 deaths attributed to drug overdoses last year. This is a significant increase from the previous record high of about 72,000 deaths reported in 2019.
According to experts at The Commonwealth Fund and Georgetown University’s Health Policy Institute who conducted this research using data from federal agencies such as Centers for Disease Control and Prevention (CDC), National Center for Health Statistics (NCHS), Substance Abuse and Mental Health Services Administration (SAMHSA) among others – this spike can be attributed largely due to COVID-19 pandemic related stressors like isolation or unemployment leading individuals towards substance abuse disorders including opioid addiction.
“The COVID-19 pandemic created a perfect storm,” said David Radley co-author of the report. “People are isolated because they’re not going out as much; they may be losing their jobs; we know mental health conditions are worsening.”
While overdose death rates had been climbing steadily since around early-to-mid-2000s with an average annual increase rate between four percent per annum but it wasn’t until recently when these numbers started skyrocketing up even higher during past few years especially after fentanyl became widely available across US markets making it easier than ever before access deadly opioids without prescription or medical supervision according CDC reports
“Fentanyl is so potent you don’t need very much volume-wise,” said Dr. Andrew Kolodny executive director at Physicians for Responsible Opioid Prescribing told CNN earlier this month while discussing how synthetic opioids like fentanyl have contributed significantly towards rising overdose death tolls over recent years adding further “It’s easy enough now where someone can order drugs through mail-order services online.”
In addition , researchers also noted another concerning trend – rise use methamphetamine and cocaine which have been on the rise since 2010.
“Cocaine is back in a big way,” said Radley. “It’s not getting as much attention because it doesn’t kill people at the same rate that opioids do, but we’re seeing significant increases.”
The report also found that overdose deaths were highest among Black Americans with an increase of 50 percent from last year while Hispanic population saw a spike of around 40 percent. White Americans however still make up largest proportion of total drug overdose death tolls accounting for more than two-thirds (around sixty eight percent) according to this study.
“This is really hitting all parts of society,” said Dr. Julie Donohue co-author and professor at University Of Pittsburgh School Of Public Health adding further “We need to be thinking about how we can get effective treatment out into communities where people are living.”
I am trying to create an application using VB.NET, I want my appplication should work like windows media player or any other media player works i.e., when user clicks on open button then he will browse through his system’s folders & select some file & click ok then selected file should play in my application’s window.I am able to play files by hard coding their paths but not able use above mentioned functionality.Please help me out.Thanks
Select all Open in new window
Hi,
You could add OpenFileDialog control onto your form from toolbox under Dialogs tab.
Then you could write code something like below:
Private Sub Button1_Click(ByVal sender As System.Object, ByVal e As System.EventArgs) Handles Button1.Click
OpenFileDialog1.Filter = “Media Files|*.mp3;*.wav;”
If OpenFileDialog1.ShowDialog () = Windows.Forms.DialogResult .OK Then ‘ if user selects OK after browsing..
Dim strFileNameWithPath As String = OpenFileDialog1.FileName ‘get full path name here…
‘now you can pass this string value as parameter to your PlayMedia function
PlayMedia(strFileNameWithP ath)
End If
End Sub
Hope this helps.

VSS
Thanks VSS, it worked for me. I have one more doubt, is there any way by which i can play files in my application’s window without using windows media player or any other media player installed on system?
Hi,
Yes you could do that. You need to use Windows Media Player control from toolbox onto your form.
Then write code like below:
‘first import WMPLib into the project..
Imports WMPLib ‘ add this line at top of the class where you want to use WMP control…
Dim wmp As New WindowsMediaPlayer() ‘declare a variable of type WMP object..
wmp.URL = “c:\myfolder\myfile.mp3” ‘set path here..this will start playing file automatically…
‘to stop playing call close method as shown below:
wmp.close()
Note: This will work only if user has got WMP installed on his machine…otherwise it won’t work and may throw error message too..so make sure before using above code that target machines have got necessary software (WMP) pre-installed.
Hope this helps!

V.S.Saini

The RSPCA Suffolk East & Ipswich Branch was founded in 1881 and covers a large area including Felixstowe, Woodbridge, Stowmarket and all areas east up towards Lowestoft. We are an independent branch of the RSPCA raising money locally through fundraising events such as our annual Fun Dog Show held each year at Helmingham Hall Gardens near Debenham – always popular with dog lovers! We also run various other events throughout the year so please check out our Events page regularly for updates!
Our main aim is animal welfare and we are dedicated to helping animals in need. We rely entirely on donations, legacies and fundraising events to finance the work that we do.
We have a small team of volunteers who work hard throughout the year raising funds for our branch. Our main priority is rehoming unwanted or abandoned animals into loving homes but as well as this, we also offer financial assistance with veterinary treatment for those people on low incomes through our neutering scheme.
Our Branch has an Animal Centre at Martlesham where there are facilities for dogs, cats & rabbits. The centre is open 6 days a week (closed Tuesdays) from 11am – 3pm so why not pop along if you’re thinking about adopting one of our lovely residents? I am looking forward very much indeed next month’s visit by my friend Dr Richard Shepherd who will be joining me at various venues around London including Waterstones Piccadilly where I shall be interviewing him live on stage about his new book ‘Unnatural Causes’ which is already a bestseller. I have read the book and it is absolutely fascinating, as well as being very moving in places.
Richard has been involved with many of the most high profile cases of recent years including 9/11, Princess Diana’s death and Stephen Lawrence’s murder. He was also responsible for identifying victims from mass disasters such as Grenfell Tower fire, the Shoreham air crash and MH17 plane crash.
He has worked on over 23,000 post-mortems during his career so far – including some incredibly famous ones like those mentioned above – but he says that every one still affects him deeply because he never forgets that each body belonged to someone who was loved by others.
It takes an extraordinary kind of person to do this job day after day without becoming hardened or cynical about humanity; Richard Shepherd really does seem to be one in a million!
