According to a report by Yardi Matrix, the number of affordable housing completions in the United States is expected to reach a multi-year high of 78,377 units in 2025. This represents a 12.6% increase from the previous year’s total of completed units. However, this peak may be short-lived as projections show that deliveries will decrease to 64,745 units in 2026.
In addition, six major markets are predicted to surpass the milestone of delivering over 2,000 fully affordable housing units in 2025. Austin leads this list with an estimated completion of3 ,452units,followedbyLosAngeles(2 ,752units),Brooklyn(2 ,701units),Phoenix (2 ,688units),Miami (2 ,037units) and Seattle (2 ,018).
The construction starts for affordable housing saw a declineof28 .7%intheyear2024withatotalof66 ,
000starts.Market-ratestartsdroppedatasteeperanglewitha47 %decreaseinthepreviousyear.
Paul Fiorilla,directorofresearchforYardiMatrix,statedthattheneedforaffordablehousinghasincreasedsignificantlyovertheyearsandisnotexpectedtochangeasinterestratesremainhighandconstructionoffor-salehousingcontinuestolagbehindhistoricallevels.Despitethisdemand,thedeclineinstartssuggestsfeweraffordablemultifamilydeliveriesintheyearsafter2025.
