TX 1.4 Million Square Foot Business Park Planned for Schertz, Texas

A 1.4 million square foot warehouse park is set to begin development, led by Investment and Development Ventures, LLC (IDV). The project, known as Park 35, will bring six industrial buildings to the northern area of Schertz. The first phase is expected to be completed in late 2024 and will consist of four buildings totaling approximately 774,000 square feet.

The majority of the buildings – around one million square feet – will be built on spec. Building six has been designated for a build-to-suit opportunity with a potential size of up to 350,000 square feet.

In early 2021 IDV acquired the land parcel which spans over118 acres. According to public records from that year it was valued at $9.6 million.

Powers Brown Architecture based in Houston has been chosen as the design firm for this project.IDV specializes in acquiring opportunistic properties such as land and industrial or office spaces primarily within Greater Houston MSA but also throughout Texas and Gulf Coast Region.
