**Turnbridge Equities Acquires 143,000-SF Industrial Warehouse in Dayton, NJ for $23.75M**
Turnbridge Equities has acquired a one-story, 143,280-square-foot industrial warehouse located at 138 Georges Road in Dayton, New Jersey. The property, strategically situated near Exit 8A of the New Jersey Turnpike (Interstate 95), was purchased for $23.75 million through foreclosure proceedings.
Originally built as a 102,000-square-foot facility, the warehouse saw a 41,000-square-foot expansion completed in 2023. Turnbridge plans to invest $4 million in a value-add improvement program, which will include the addition of new loading docks, installation of a new roof, and the integration of solar panels.
“The property’s vacant delivery enables us to execute on our business plan immediately, bringing the building up to institutional standards and reintroducing it to the market at a time of persistent demand for modern warehouse space,” said Ryan Nelson, managing principal at Turnbridge.
NAI James E. Hanson’s Eric Demmers and Russell Verducci will represent Turnbridge as the leasing agents for the property. The sale was brokered by Emanuel Westfried of TwoBins Capital.
