Consolidating all 997 units under one owner enables Triten and Evergen to scale a value-add program across a large, contiguous community, potentially improving both operational efficiency and long-term returns.

Triten Real Estate Partners has acquired 3 Corners West, a 283-unit apartment community in the Memorial/Spring Branch submarket of Houston. The purchase of this property completes Triten and Evergen Equity’s acquisition of the three-property 3 Corners multifamily portfolio, following their November 2025 purchase of 3 Corners North and 3 Corners East.

With 3 Corners West now included, the full 3 Corners portfolio comprises 997 apartment units spread across more than 35 acres along Kempwood Drive. The assemblage consolidates one of the area’s largest multifamily communities under a single ownership structure, giving Triten full ownership of the portfolio while maintaining Evergen Equity’s role as Triten’s capital partner in the broader acquisition.

Triten plans to pursue a value-add strategy across the three communities, which were originally built between 1972 and 1982. The properties’ vintage and scale provide a platform for targeted improvements intended to enhance the resident experience and reposition the portfolio within the Memorial/Spring Branch rental market.

The 3 Corners community is located at 10105 Kempwood Drive and offers one-, two- and three-bedroom floor plans ranging from approximately 730 square feet to 1,280 square feet. On-site amenities across the property include multiple swimming pools, a fitness center, covered parking and landscaped courtyards, positioning the community as a substantial garden-style offering within its submarket.

JLL represented the seller in the sale of 3 Corners West, while Triten represented itself in the transaction. Evergen Equity served as Triten’s capital partner on the overall 3 Corners portfolio acquisition, supporting the firm’s strategy to own and upgrade the full 997-unit community in Houston’s Memorial/Spring Branch area.
