A three-year floating-rate construction loan structure suggests lenders remain active in funding new multifamily supply around Tampa while managing interest-rate risk with shorter durations.

Trilogy Real Estate Group has secured a $64 million construction loan to build The Albion, a planned 325-unit multifamily community in Valrico, Fla., approximately 14 miles east of downtown Tampa. The loan will support ground-up development of the project, which is scheduled for completion in the fourth quarter of 2028.

According to coverage from Multihousing News, the financing is structured as a three-year, floating-rate facility. QuadReal Property Group is providing the loan, giving Trilogy the capital needed to advance the project through construction and initial stabilization.

The Albion is planned for a 13-acre site at 104 South Mulrennan Road. Site plans call for six mid-rise residential buildings offering a mix of one-, two- and three-bedroom apartments. Units at the community are expected to average 919 square feet, positioning the property as a conventional market-rate multifamily asset rather than micro-unit or oversized product.

The development program includes a range of resident amenities aimed at both lifestyle and work-from-home needs. Planned offerings include a pool and a golf simulator, as well as a speakeasy-style lounge designed as a social and entertainment space. A dedicated fitness center is also part of the plan, reinforcing the property’s health and wellness focus.

Additional amenities will support remote work and pet-oriented living, with coworking spaces, a pet park and pet spa incorporated into the design. Outdoor recreation will be further enhanced through bocce ball and sand volleyball courts, adding to the project’s overall amenity package.

On the capital markets side, Trilogy was represented by JLL Capital Markets’ Debt Advisory group in arranging the construction loan. The advisory team included Matthew Lawton, Jesse Wright, Kenny Cutler, JJ Hovenden and Miguel Pedersen, who led the effort on behalf of the borrower.

By combining institutional debt capital with a full-amenity multifamily program, the project is positioned to deliver new rental housing in Valrico with convenient access to the broader Tampa area. The targeted fourth-quarter 2028 delivery places The Albion into the region’s medium-term supply pipeline, adding to the area’s future multifamily inventory.
