Transwestern has brokered the sale of a vacant commercial building at 625 N. Kingsbury St. in Chicago’s River North neighborhood, positioning the property for a new pet-focused use. The single-story building totals 5,370 square feet and was marketed as a stand-alone asset with dedicated parking, a profile that is described as difficult to find in this downtown-adjacent submarket.
Transwestern Vice President David Kimball represented the seller, an entity controlled by Urban Innovations, in the transaction. The property traded for $2.25 million, which equates to approximately $419 per square foot based on the building’s reported size. According to Transwestern, the combination of a small-format footprint, visibility, and on-site parking helped the asset stand out among River North offerings.
The buyer is described as a local private investor that intends to adapt the building for a Top Dog Daycare & Hotel location. The new use is expected to open this summer, subject to the completion of any necessary build-out and operational preparation. While specific timing and project costs were not disclosed, the planned conversion will bring a new service-oriented tenant to this portion of River North.
On the buy-side, Mark Kishtow of Jameson Commercial represented the purchaser in negotiations. The involvement of both Transwestern and Jameson Commercial underscores ongoing brokerage activity around smaller, infill commercial assets in prime urban neighborhoods. The parties did not disclose any additional financial terms beyond the purchase price and price per square foot.
The sale also includes an adjacent surface parking lot with 24 spaces, conveyed together with the building at 625 N. Kingsbury St. The parking component was highlighted as a differentiating feature for an owner-user in a dense urban environment where on-site parking is limited. According to the release, this combination of a stand-alone structure and dedicated parking was a key factor in attracting the buyer.
The property is located near the Chicago River and within walking distance of public transportation, parks, and neighborhood amenities. Its River North setting places it within one of Chicago’s most active mixed-use districts, characterized by a blend of residential, office, hospitality, and retail uses. The planned Top Dog Daycare & Hotel is expected to serve local residents and workers once operations commence, adding another service use to the immediate area.
