Kidder Mathews successfully facilitated the sale of Birds Connect Seattle’s headquarters for $1.925 million. The property, located at 8050 35th Avenue NE in Seattle’s Wedgwood neighborhood, spans over 4,000 square feet and sits on an expansive lot of 11,113 square feet.

The listing was exclusively handled by Kidder’s Executive Vice President Dan Swanson. The buyer, Transformative Sound LLC plans to maintain the building’s midcentury charm and natural surroundings while transforming it into a multi-dimensional center focused on well-being.

In a unique agreement between the buyer and seller, a conservation easement was established to ensure long-term benefits for Wedgwood and Northeast Seattle while welcoming this new wellness-focused business into the community. Originally built in 1948 as a model home for Wedgwood residential neighborhood before becoming Birds Connect Seattle (formerly known as the Seattle Audubon Society) headquarters.
