Trammell Crow Company (TCC) has recently acquired a 4.78-acre site in Northridge, with plans to develop a residential project on the property. The development will be carried out by High Street Residential, TCC’s subsidiary specializing in residential projects, and is expected to be completed by 2027.
The site, located at 9450 Shirley Ave., was previously used as a surface parking lot within the Northridge Fashion Center Mall – one of the largest malls in Los Angeles County with over 14 million annual visitors. The project is set to commence construction in early 2025 and will consist of a five-story multifamily building wrapped around an above-grade parking garage.
According to Alex Valente, principal at High Street Residential, this location presents one of the most promising development opportunities currently available in Los Angeles County. Its proximity to the bustling Northridge Fashion Center Mall makes it an attractive option for future residents who can enjoy easy access to over 170 food and beverage options as well as unique retail experiences right next door.
The sale was facilitated by Mike Smith, Jim Fisher and Vince Norris from Northmarq’s Los Angeles Multifamily Investment Sales team.
