Trammell Crow Company and joint venture partner PGIM, the global investment management business of Prudential Financial, Inc., have started construction on Phase IV of 35 Eagle, a speculative industrial park located in northeast Fort Worth, Texas. The newest phase of the multi-phase project will add 755,793 square feet of industrial space across three buildings, with completion currently targeted for summer 2027. Construction financing for Phase IV has been provided by Fifth Third Bank and American National Bank.
The Phase IV site encompasses approximately 58 acres at the northwest corner of Interstate 35 West and Eagle Parkway, positioning the project along a major transportation corridor in the Fort Worth industrial market. All three buildings in this phase are being delivered on a speculative basis and will be available for lease upon completion.
The largest facility within Phase IV is Building 1, a 508,500-square-foot cross-dock warehouse. It is planned with a 40-foot clear height and a 500-foot building depth, along with capacity for up to approximately 450 trailer positions. The cross-dock configuration and trailer capacity are designed to support large-scale distribution and logistics users seeking efficient truck circulation and high-volume throughput.
Building 2 in Phase IV will total 106,814 square feet in a rear-load configuration. This building is planned with a 32-foot clear height and a 200-foot depth, targeting tenants that require modern industrial specifications but at a smaller footprint than the cross-dock facility. The rear-load layout typically allows for truck courts along one side of the building, complementing a variety of multi-tenant or single-tenant use cases.
Building 3 will add another 140,479 square feet of rear-load space to the 35 Eagle park. Like Building 2, it is planned with a 32-foot clear height, but with a 235-foot depth, providing a slightly larger and deeper floor plate. Together, Buildings 2 and 3 broaden the park’s ability to serve a range of industrial tenants that may not require cross-dock space but still need contemporary loading and clear-height standards.
Alliance Architects is serving as the architect for Phase IV of 35 Eagle, providing design services for the three-building expansion. FCL Builders has been engaged as the general contractor and is responsible for overseeing construction activity on the site. Marketing and leasing for the project are being handled by a CBRE team that includes Steve Trese, Bob Scully, Ahnie Sheehy, and Reid Kennedy, who are tasked with securing tenants for the new speculative space as it progresses toward its anticipated 2027 delivery.
