JLL Capital Markets recently finalized the sale of a 37,000-square-foot medical outpatient building in Chula Vista, located at 450 4th Ave. The firm’s Medical Properties Group acted as the seller’s representative and facilitated the transaction with buyer Cypress West Partners in partnership with TPG Angelo Gordon. Specific details regarding the sale were not disclosed.

Leading JLL Capital Markets’ Investment Sales and Advisory team for this deal were director Matt DiCesare and senior managing director Evan Kovac.

Positioned on Scripps Mercy Hospital Chula Vista’s campus, 450 4th Ave. is a four-story property serving southern San Diego that sits between two major freeways: I-5 and I-805. In its current state after renovations completed in 2015, it houses twelve tenants including anchor tenant Scripps Health.
