Robust pre-leasing interest for a sizable retail and multifamily project in Cypress suggests continued depth of tenant demand, even as new supply is added to the Houston market.

Trademark Property Co. is preparing to start construction this summer on a new shopping center within the 1,330-acre Dunham Pointe master-planned community in Cypress. The project, originally announced in November 2023, is planned as a 206,000-square-foot retail development that will expand the community’s commercial footprint. The site sits within Greater Houston and is positioned as a new ground-up destination for shopping, dining and services.

According to reporting from the Houston Business Journal, Trademark has already secured commitments from several tenants for the center. The lineup includes a specialty grocery store that will anchor the project, along with restaurants and additional retailers. While specific brands have not been disclosed, the anchor and early tenant interest indicate that the leasing program is underway well in advance of construction completion.

Trademark executive Terry Montesi commented on LinkedIn that the project has generated the highest level of demand he has seen in his career, underscoring strong retailer and restaurant appetite for space at Dunham Pointe. His remarks suggest that the mix of a large-scale master-planned community and a growing trade area is drawing interest from occupiers even before vertical construction begins.

In addition to the retail component, Trademark and its partners plan to add a multifamily element to the site. Current plans call for three four-story residential buildings, although the number of units and a detailed program have not yet been disclosed. The multifamily development is expected to complement the shopping center by adding on-site residents and supporting long-term foot traffic for retailers and restaurants.

O’Brien Architects has been engaged as the design firm for the Dunham Pointe project. The full development is now expected to open in late 2027, providing a multi-year runway for design, construction and lease-up. The combined retail and residential plan continues a pattern of integrating mixed-use elements into large master-planned communities in the Greater Houston area.

Dunham Pointe marks Trademark’s third ground-up development in Greater Houston. The company previously developed Market Street in The Woodlands Town Center, which opened in 2005, and the H-E-B-anchored Royal Oaks Village shopping center in west Houston, delivered in 2001. Beyond its development activity, Trademark has also been responsible for retail leasing at the 413,000-square-foot LaCenterra at Cinco Ranch since 2024. The Dunham Pointe project adds to this regional portfolio and reinforces Trademark’s role as an active player in Houston-area retail and mixed-use development.
