TDC’s concurrent build-out of Overlook and the large-scale Medley project illustrates ongoing investor appetite for multifamily embedded in mixed-use, amenity-driven districts.

Toro Development Company (TDC) has begun construction on Overlook, a 301-unit multifamily rental community planned within the broader Cumming City Center. The project adds new apartment inventory in a walkable, amenity-rich environment anchored by civic and entertainment uses.

Cumming City Center spans 75 acres and is designed as a mixed-use destination. The plan for the district includes a combination of retail and restaurant offerings, integrated walking trails, and an expansive green space. The site also incorporates an amphitheater programmed for community events as well as a new municipal building, positioning the residential component in close proximity to civic and lifestyle amenities.

Overlook residents are expected to have access to a full package of on-site amenities. Planned features include a swimming pool and a fitness center, intended to meet demand for health and wellness options within the community. Social courtyards are incorporated into the design to encourage interaction among residents, complemented by a sky lounge that offers an additional shared gathering space.

The program also calls for micro-offices, providing residents with small, dedicated areas suitable for work-from-home or flexible office use. A dog park is part of the amenity mix as well, addressing pet-friendly living preferences within the multifamily renter base. First residential units at Overlook are expected to deliver in 2027, with the balance of the community coming online thereafter.

In addition to Overlook, TDC is advancing another large-scale mixed-use project known as Medley in Johns Creek. Medley is described as a $560 million development on a 43-acre site, combining multifamily, for-sale residential, retail, entertainment, office, hospitality, and public gathering spaces.

Plans for Medley call for approximately 164,000 square feet of retail, restaurant, and entertainment space. The residential program includes 750 multifamily residences along with 133 luxury for-sale townhomes, bringing both rental and ownership options to the project. On the commercial side, the master plan features 110,000 square feet of lifestyle-oriented office space, designed to complement the residential and retail components.

The hospitality element at Medley is a 150-key boutique hotel, adding lodging capacity to the mixed-use environment. At the heart of the project, a 25,000-square-foot plaza is planned as a central public space and is expected to host up to 200 programmed events per year. According to TDC, Medley is targeting a Grand Opening later this year, marking a key milestone for the developer’s mixed-use platform alongside the launch of construction at Overlook in Cumming City Center.
