"TN Warehouse Facility Sold for $26.4M"

The Smyrna Distribution Center, located in Smyrna, TN, recently sold for $26.4 million – a significant 35% increase from its previous sale in 2021 for $19.5 million. This 267,597-square-foot warehouse facility is strategically situated at the intersection of Interstate 24 and Sam Ridley Parkway and is conveniently close to both Interstate 840 and Nashville International Airport BNA.

The property was acquired by IP Capital Partners LLC (IPCP) from Sagard Real Estate – a leading real estate investment advisor with assets under management totaling approximately $5 billion.

Colliers’ Max Smith and Zac Cypress represented the seller during this transaction. According to Smith, the property currently has one tenant on a short-term lease but could easily be converted into a multi-tenant distribution center.

IP Capital Partners is an expert Florida-based investment firm with an impressive total transaction volume exceeding $15 billion.
