A New Mexico-based developer is expanding its portfolio along the highly sought-after San Antonio-Austin corridor with a new industrial park in Schertz. Titan Development, known for its successful Real Estate Fund III, has raised $122 million to construct industrial and multifamily properties in this growing area.
The project, called Schertz35, will span over 312 acres and feature a Class A industrial park with 10 buildings totaling more than 3.5 million square feet of space. Located just 20 miles north of San Antonio and 60 miles south of Austin, the development is strategically situated in a Foreign Trade Zone and offers triple Freeport Tax Exemption.
Construction on the first building within Schertz35 is expected to be completed by the end of this year. The building will offer approximately 200,000 square feet of speculative industrial space.
According to reports from the San Antonio Business Journal , Titan’s latest project further solidifies their presence along I-35 as they continue to secure market share between these two major cities. With several other successful projects already completed or underway along this corridor, it’s clear that Titan Development has established itself as an expert player in this competitive real estate market.
