**CBRE Secures $61.81M Loan for Industrial Portfolio Acquisition Across Dallas and Nashville**

CBRE has successfully arranged a $61.81 million floating-rate loan for the acquisition of a 463,486-square-foot industrial portfolio, comprising four recently constructed facilities. Three of the properties are located in the Dallas metro area, while the fourth is in Nashville, Tennessee. Bixby Capital Management acquired the portfolio for $84.25 million from an undisclosed seller.

The financing was secured by Brian Linnihan, Mike Ryan, Richard Henry, and JP Cordeiro of CBRE Capital Markets’ Debt & Structured Finance team based in Atlanta. The interest-only loan was provided by PCCP and supports Bixby Capital Management’s strategy. At the time of the transaction, the portfolio was 56.2% leased to three tenants.

A notable asset in the portfolio is Red River Business Park, located at 900 Arthurs Lane in Lewisville, Texas. Completed in 2024, the facility includes three rear-load industrial buildings totaling 241,104 square feet. Features of the property include 64 dock-high doors, six drive-in doors, shared truck courts measuring 130 and 196 feet, 227 automobile parking spaces, and four trailer parking spots.

In a broader market context, the Dallas-Fort Worth region led the nation in industrial space absorption during the latest quarter, recording a net absorption of over 4 million square feet. This strong demand highlights the continued growth and appeal of industrial assets in the region.
